Job Description
Assist the Property Manager in the day:to:day operations of property management.
Conduct site inspections daily to ensure that the physical aspects of the community are x2028;within the company standards regarding the market ready units, grounds, curb appeal, risk management/safety requirements, cleanliness, and general appearance, and implement corrective measures as necessary.Input and maintain current data x2028;into the online property management software.
Use and oversee persistent collection actions to minimize credit loss, delinquency, and x2028;promote high economic occupancy. Follow established company and legal requirements related to the eviction process.
Ensures that all compliance requirements, including file compliance and appropriate x2028;documentation, are followed, monitored, and completed.
Ensures the adherence to the preventative maintenance schedule established for x2028;assigned property.
Hire and oversee contractors, vendors, and other service providers. Work with the corporate office to effectively oversee the completion of capital improvements to the community.
Ensures the day:to:day management of site:level staff in accordance with expectations
Ensures that positive, collaborative internal and external relationships are fostered and x2028;maintained and that requests are responded to in a timely manner.
Ensures that site:level staff
receives/participate in necessary performance feedback.
Ensures understanding and effective use of property management and office software, x2028;instructing staff on proper usage, as necessary.
Ensure that resident
concerns/complaints are appropriately addressed in a timely x2028;manner. Schedule and oversee maintenance and work orders. Ensures the delivery of great customer service to residents.
Follows and enforces all fair housing and local landlord and resident laws and x2028;regulations.
Participates in appropriate community and neighborhood meetings if applicable.
Gather and interpret current market and economic trends that may impact the x2028;community, and implement short and long:range marketing and leasing plans, to achieve the communitys occupancy goals.
Hire, train and manage maintenance staff and develop staff to maximize potential in x2028;accordance with company policy. Supervise direct reporting staff in accordance with x2028;overall company policy.
